Our clients bought a modest older dwelling (c1920’s) located within a substantial sloping plot in the Green Belt countryside with the aim of demolition and erection of a modern country home with as low a carbon footprint as possible.

The planning policy obstacles were significant, as the local planning authority were not eager to accept anything that was not `only slightly larger’ than the original building which is their local planning policy for development in the Green Belt.  The client’s brief was for a substantial dwelling with 6 bedrooms and en-suite bathrooms, 3 large reception rooms, dining room, library, study and kitchen breakfast room and basement plant and laundry, so immediately at odds with local planning policy.   Nonetheless, by making some minor changes including setting the building into the sloping site to reduce visual impact and by successful lobbying of Councillors we were successful in being granted full planning permission.
